Tenant Advocacy Program
The Wisinski Group offers a Tenant Advocacy Program geared to advise and help tenants with their future real estate planning. We start with three basic questions:
- How does your lease compare financially and in terms to the marketplace? We will use our comparable property database to understand your current situation.
- Maybe you shouldn’t move? We ensure we understand all of your real estate requirements and the options you have. Imagine having a broker tell you that!
- Is it time to own? We evaluate the net present value of different real estate options (lease vs. buy) and compare that to your opportunity cost.
If you invite us into your place of business, we will review your lease with no financial obligation. We will compare it to current market conditions and help create a real estate plan. At that point we will present a strategy for your company. Then you will decide how and if you want to continue working with us.
Perhaps it’s a mid-base term renegotiation of lease terms or a complicated third party common area maintenance (CAM) reconciliation audit that can produce immediate savings for you. Perhaps your lease is due to expire in the next 18 months or your lease renewal options are due to begin – options that you agreed to 5 or 10 years ago.
